Bravo Fund offers short-term financing solutions like bridge loans, construction loans, and fix-to-flip loans both for property acquisition and refinancing purposes

 

All of our loans are all secured by underlying properties or rental income from the properties

 

We offer solutions across multiple property types including residential, multi-family and commercial properties.

How We Do It

Application
  • Borrowers complete a loan application and provide necessary documentation for credit evaluation

Initial Screening
  • Reviews borrower goals, budget review, repayment capacity, equity in the property, liquidity review, environmental assessment and prior projects review

  • Initial loan terms and needs list is sent to borrower to review and accept

Appraisal, Title & Escrow
  • Independent appraisal is conducted alongside automated valuation models and comparable transactions review

  • Preliminary title report is ordered, a check for liens, judgements, and tax obligations

Underwriting
  • IA comprehensive review of borrower documents (e.g., tax returns and bank statements) and collateral valuation is conducted

  • Interest reserves, 1st lien position, personal guarantee, and other considerations reviewed

Coordinate Title & Insurance
  • Review property insurance, confirm hazard insurance covers replacement cost, that Bravo is listed as loss payee, and review title policy for senior lien position

Loan Docs & Funding
  • Send loan documents & lender instructions to title/escrow

  • Funds are released for closing and loan disbursement
